⬥ All guests must present valid government-issued identification at check-in, as required under the Sarai Act, 1867.
⬥ Check-in time is 01:00 PM and check-out time is 11:00 AM. Early check-in or late check-out is subject to availability and additional charges.
⬥ Smoking is strictly prohibited in public areas in compliance with the Cigarettes and Other Tobacco Products Act, 2003. Alcohol may only be consumed in designated areas as per applicable excise laws.
⬥ Pets are not allowed within the Resort premises under any circumstances.
⬥ Management reserves the right to cancel bookings or evict guests without refund in case of misconduct, nuisance, or violation of these rules.
Guests and users are granted a limited, non-transferable license to access and use the website solely for browsing, reservations, and personal purposes. The following activities are prohibited:
⬥ Unauthorized access, hacking, or tampering, in violation of Sections 43 and 66 of the Information Technology Act, 2000.
⬥ Uploading malware, viruses, or harmful content.
⬥ Fraudulent, speculative, or duplicate bookings, punishable under Section 420 of the Indian Penal Code, 1860.
⬥ Use of bots, scrapers, or automated tools to extract content.

The name and logo are protected as a registered trademark (No. 5219657, Class 43) under the Trade Marks Act, 1999.
Unauthorized reproduction, distribution, or modification of any content will result in legal action, including claims for damages and injunctions.
Guests must provide accurate and truthful personal and booking information. The Resort reserves the right to cancel any booking found to be false, fraudulent, or suspicious without prior notice.
The Resort shall not be liable for consequences arising from misrepresentation or submission of false details by the guest.
The Resort shall not be held liable for:
⬥ Technical errors, downtime, or cyberattacks.
⬥ Loss of data due to user negligence.
⬥ Service or price changes displayed online.
⬥ Failures of third-party payment gateways.
⬥ The Resort’s total liability, whether in contract, tort, or otherwise, shall be limited to the total booking amount paid by the guest..
Force Majeure – The Resort shall not be responsible for delays or cancellations caused by events beyond its control, including natural disasters, pandemics, strikes, or government orders.
Arbitration/Mediation – In case of any dispute arising between the guest and the Resort, the parties shall first attempt to resolve the matter amicably through mediation. If mediation fails, the dispute shall be referred to arbitration in accordance with the Arbitration and Conciliation Act, 1996. The seat of arbitration shall be Bolpur, Birbhum, West Bengal, and the proceedings shall be conducted in English. The arbitral award shall be final and binding on both parties
The Resort reserves the right to revise or update these Terms at any time without prior notice. Continued use of the website or services shall constitute acceptance of the revised terms.
All disputes arising under or in connection with these Terms shall be governed by the laws of India.
The parties agree to first attempt resolution through mediation or arbitration under the Arbitration and Conciliation Act, 1996.
Subject to the above, exclusive jurisdiction shall vest with the competent courts at Bolpur, Birbhum, West Bengal.
We collect personal information including name, contact details, government ID, and booking information solely for the purpose of reservations, communication, and service delivery.
We process and store this information in compliance with the Information Technology
Act, 2000 and the Information Technology (Reasonable Security Practices and
Procedures and Sensitive Personal Data or Information) Rules, 2011.

Guests may opt out of promotional communication and may request deletion of their
personal information, subject to statutory retention requirements.

Guests must comply with all safety instructions and rules applicable to swimming pools, gyms, and recreational facilities. Visitors of registered guests must be declared at reception. The Resort reserves the right to deny entry or evict guests involved in illegal activities, misconduct, or nuisance. The Resort shall not be liable for loss or theft of valuables unless stored in designated lockers.
All bookings are confirmed only upon receipt of advance payment. Refundable and non-refundable bookings shall be clearly distinguished at the time of reservation.
No-shows and early check-outs are strictly non-refundable. Refunds, where applicable, shall be processed within 7–10 working days. In the event of force majeure, including natural calamities, pandemics, or government restrictions, the Resort shall not be liable for non-performance as per Section 56 of the Indian Contract Act, 1872 (Doctrine of Frustration).
Room allocation, view, floor, or type is subject to availability at check-in. Images displayed on the website are representational and may not exactly match the room allotted. Certain amenities may be temporarily unavailable due to maintenance or operational requirements.
All rates are exclusive of applicable GST under the Central Goods and Services Tax Act, 2017. Full payment is required before checkout. Accepted payment methods include UPI, debit/credit cards, and net banking. Refunds, if applicable, will be processed through the original mode of payment within 7–14 business days. The Resort shall not be liable for delays caused by banks, UPI service providers, or payment gateways.
The Resort shall not be liable for:
⬥ External links or content accessed via third-party platforms.
⬥ Failures or errors caused by external booking portals.
⬥ Delays or cancellations due to natural disasters, strikes, pandemics, or government restrictions.
⬥ Complaints regarding Wi-Fi services; if the Wi-Fi does not function properly, guests shall not be entitled to any monetary claim, refund, or compensation.
